What It’s Like to Live in Metro Manila’s Most Exclusive Villages

Article

For most Filipinos, factors like exclusivity, prestige, and access to premium amenities are key in choosing a new residence. However, for residents of Metro Manila’s exclusive villages, the priorities shift: while grandeur and luxury are certainly valued, it’s the investment potential—the appreciation of both property and land—that truly shapes their decision-making.

As the Philippines’ trusted real estate agency, we’re here to guide you into the heart of luxury living. Learn the market’s current pulse and why now is the perfect time to invest in one of these elite communities.

Metro Manila’s Most Exclusive Villages

  • Forbes Park in Makati
  • Dasmariñas Village in Makati
  • Urdaneta Village in Makati
  • Bel-Air in Makati
  • San Lorenzo Village in Makati
  • Magallanes Village in Makati
  • Ayala Alabang in Muntinlupa

Forbes Park in Makati

Forbes Park, the first gated subdivision in the Philippines, is often regarded as the “Beverly Hills of Manila.” This exclusive village, established in the 1940s, is home to the Manila Polo Club and the Manila Golf and Country Club, serving as residence for the country’s elite.

According to Makati City’s Web Portal, Forbes Park residents include the Philippines’ plushest families and well-known diplomats, expatriates, and business executives.

By 1H of 2024, the price per square meter in Forbes Park plays around PHP 700,000, highlighting the area’s demand despite limited inventory for sale.

Dasmariñas Village in Makati

Dasmariñas Village, commonly known as “Dasma,” is located in a prime spot bordered by EDSA, the South Luzon Expressway, and McKinley Road.

Within the village are two scenic parks—Campanilla Park and Mahogany Park—along with a variety of sports and recreation amenities, including a gym, and courts for basketball, badminton, and tennis. Its location offers proximity to top-tier international and private Catholic schools, and foreign embassies, making it highly convenient for residents.

First half of 2024, the price per square meter in Dasmariñas Village has reached an average of PHP 600,000.

Urdaneta Village in Makati

Urdaneta Village, one of the smallest yet most exclusive villages near Makati’s Central Business District, offers elegant homes along with amenities like a clubhouse and both indoor and outdoor basketball courts. Located just across Ayala Triangle Park, it’s also close to premier hotels such as Discovery Primea and the Peninsula Manila. Moreover, it is conveniently near shopping destinations like Glorietta, Greenbelt, and Shangri-La Makati Retail Arcade.

A lesser-known fact about Urdaneta Village is that its primary residential area strictly prohibits commercial establishments. Most businesses are located on the outskirts along Makati Avenue and Paseo de Roxas, such as Olympia Towers, Atrium Building, DBP Building, and One Roxas Triangle. The Apartment Ridge along Ayala Avenue also features prominent residential condominiums like Twin Towers, Pacific Plaza, and Ritz Towers.

Data from the first half of the year shows that the average price per square meter here is PHP 550,000.

Bel-Air in Makati

Bel-Air Village, originally developed for the Philippine Airlines Pilots Union on the former Neilson Airport site, derives its name from this unique history. Located north of Makati’s Central Business District, it has consistently earned the title of Cleanest and Greenest Barangay in Makati.

Bel-Air is celebrated for its active community programs, hosting village-run events for residents of all ages. Nearby, popular dining spots on Jupiter Street and in Poblacion offer plenty of options for social gatherings.

By the first half of 2024, the average price per square meter in Bel-Air Village is PHP 480,000.

San Lorenzo Village in Makati

San Lorenzo Village, or “SanLo,” is located within one of the wealthiest barangays in the Philippines and is adjacent to Metro Manila’s largest leisure park. Primarily commercial in land use, this vibrant village hosts over 8,000 business establishments, ranging from small enterprises to the headquarters of major corporations.

The village offers a range of amenities, including a swimming pool, playground, clubhouse, and function rooms. Within its boundaries is the renowned all-girls school, Assumption College. Nearby, residents and professionals enjoy a selection of bakeries and dining spots.

The average price per square meter in San Lorenzo Village is PHP 400,000, as seen in our 1H2024 Metro Manila Property Market Report, highlighting its appeal as a prestigious residential choice.

Magallanes Village in Makati

Magallanes Village may be smaller than the other exclusive villages on this list, but it offers a wealth of opportunities in real estate. With its suburban charm, residents enjoy the benefits of a close-knit community.

Living in Magallanes Village provides easy access to Paseo de Magallanes, a hub for various services and restaurants. Additionally, its prime location near the Mall of Asia Complex and the Ninoy Aquino International Airport (NAIA), along with the new NAIA Expressway, enhances its appeal for those seeking convenience and connectivity.

As of 1H 2024, the average price per square meter in Magallanes Village is PHP 300,000.

Ayala Alabang in Muntinlupa

Ayala Alabang is a prestigious upscale subdivision that surpasses most of Makati’s exclusive villages in size.

Divided into seven districts, it boasts an array of amenities, including parks and playgrounds for children, as well as sports facilities such as swimming pools, basketball and tennis courts, and football fields. Within its boundaries lies the Alabang Country Club, renowned for its luxurious facilities.

Its convenient location also provides easy access to Alabang Town Center and the Madrigal Business Park. This makes it an attractive choice for both leisure and business.

The average price per square meter in Ayala Alabang is PHP 350,000, as per our 1H2024 Metro Manila Property Market Report.

Other Exclusive Villages in Metro Manila

According to Lamudi, these high-demand villages still offer a supply of homes, whether that’s residential for rent or buy and sell house and lot, despite limited housing stock for the general public. Here are some of the villages in the northern and southern parts of the Metro that may still have some availability.

  • Corinthian Gardens in Quezon City
  • Loyola Grand Villas in Quezon City
  • White Plains in Quezon City
  • McKinley Hill Village in Taguig City
  • BF Homes Parañaque in Parañaque City

It’s safe to say that while homes in exclusive villages come with hefty price tags, there’s more to their appeal than just luxury living. Buyers and residents are drawn to the security, privacy, premium amenities, prime access to the Metro, and investment opportunities. As a matter of fact, the Philippines maintained its top spot as the fastest-growing luxury market globally in terms of price appreciation, according to Knight Frank Q2 2024’s Prime Global Cities Index.
